Thinking of Selling?

Big decision, Exciting Decision.There are a few things that you must find out when interviewing a Realtor:

  • They must be available!
    Cell phone, voice mail, a proper office reception, other competent Realtors in the same office should your Realtor need to sleep ( we do sleep occasionally ) or, Heaven forbid, need a day off.
  • They should have a track record of consistent sales
    The more the better.  Overall, busy people are busy for a reason - they usually get things done and done well.
  • AN EXTENSIVE MARKETING SYSTEM.
    This may be the most important. The idea is to sell the property for the most amount of money as possible in the time frame that suits you best. If you don't receive any offers in the time frame you had planned, there's only 2 reasons:

    1. It's priced too high.
    2. OR

    3. It hasn't been advertised properly, this is crucial for unique/high end properties.
    4. We guarantee EXTENSIVE marketing in the RIGHT AREAS.  That way, if your property is not getting the activity it should, we can comfortably review the list price and/or the condition of the property.

  • A full or part time personal assistant
    Not a must, but, if its an option, you'llreap the benefits! From marketing to having that phone answered consistently, an assistant is a huge plus.

RED FLAGS

The Realtor that gives you the highest list price. 

Always request market data to support the list price being offered. If you want to try a price higher than current market, make sure it fits your timeframe to sell. Also, make sure there is an extensive marketing plan so you can tell if the price is too high or not. 

A quote of a high list price may not always be in your best interest.

The Realtor with the lowest commissions.

Hey, by all means, go for your best value.  Just make sure you aren't trying to save $2500 where it could cost you 1-10 times that in sale price.  Assistants, marketing and working long hourscosts money................and it’s worth every penny.

You know the questions: How did you arrive at this list price? Where do you market? How? What days do you work? What happens when you are away? 

Its prudent to shop for the best value in any service you pay for, as long as that service doesn't actually cost you more money in the end.
